What is your fee, and when is it payable?
A single percentage of the agreed sale price, payable on completion and never before. It covers photography, the floor plan, the energy certificate, all viewings and chain management. There is no withdrawal fee and no charge if the house does not sell.
How long is the sole agency period?
Eight weeks, which is shorter than most. If the preparation and the launch window have not produced a buyer in that time, the problem is usually the price or the agent, and you should be free to change either.
Is a valuation the same as a survey?
No. My valuation is a market opinion based on comparable sales and current competition. A survey is a structural assessment carried out for a buyer or a lender. I will tell you when a house needs a specialist report before it goes to market — damp, movement and old flat roofs are the usual three.
Can you sell while I am still looking for my own next house?
Yes, and it is often the stronger position. We can launch, find a buyer and agree a delayed exchange while you search, provided your buyer knows the plan from the first conversation. I put that in writing to both solicitors so nobody discovers it in week six.
What happens when a chain stalls?
I find out where the delay actually sits — it is usually one solicitor waiting on one enquiry — and I say so plainly in the weekly update. If a link is genuinely broken, we discuss re-marketing within days rather than hoping for a month.
Do you handle lettings or rental valuations?
I do rental appraisals for owners deciding between selling and letting, and I am happy to talk through the numbers honestly. I do not manage tenancies, so if letting is the right answer I will hand you to a managing agent rather than take the instruction.
